What We Do

Water Heaters across SWFL.

Traditional tank water heaters (40, 50, 80-gallon) are still the most common choice for SWFL homes — affordable, simple, and reliable. Sage installs Rheem, Bradford White, and AO Smith primarily, in both electric and gas configurations. We pull permits, do code-compliant installs (expansion tanks, drip pans, T&P valves), and haul off the old unit.

Signs You Need This

When to call us.

No hot water at all

Could be heating element, thermostat, or full tank failure. Diagnose first.

Hot water runs out fast

Sediment buildup reducing tank capacity, or undersized for the home. Flush or replace.

Water heater is 10+ years old

Tank water heater lifespan in SWFL hard water is 8-12 years. Past that, replacement is smarter than repeated repairs.

Rust-colored hot water

Tank corrosion. Anode rod can extend life if caught early. If tank is already corroded, replacement only.

Water pooling around the base

Tank leak. Don't wait — full failure is imminent.

Rumbling or popping noises from the tank

Sediment buildup on the heating element. Annual flush helps; significant buildup means replacement.

How It Works

Our process.

01

Diagnose existing unit

Tech checks age, condition, and whether it's repair-worthy or replace-worthy.

02

Quote replacement options

Tank size, electric vs gas, brand options. We help you pick based on your household.

03

Permit + install

We pull the permit, install the new unit (with code-required expansion tank, drip pan, etc.), and connect everything.

04

Haul + walkthrough

Old unit hauled away. We show you the shutoffs, T&P valve, anode rod location, and recommend annual flush.

Common Questions

The short answers.

How much does water heater replacement cost?

Standard electric 40-50 gallon installed: $1,400-$2,200. Gas tank installs $1,800-$2,800. Pricing depends on size, brand, and any code-required upgrades to your existing setup.

How long does install take?

Most standard tank-for-tank swaps: 2-4 hours. New installs or upgrades from gas-to-electric (or vice versa): 4-6 hours.

What size do I need?

1-2 people: 40 gallon. 3-4 people: 50 gallon. 5+ people or large soaker tubs: 80 gallon or tankless. We help you size it based on your hot water habits.

Do you handle gas water heaters?

Yes — both natural gas and LP. Note that our CFC license covers the plumbing scope; if your install needs gas line work, we handle that under our scope.

How long should a water heater last?

Tank: 8-12 years in SWFL hard water. Tankless: 15-20 years. Anode rod replacement and annual flushing extend life on tank units.

Do you offer financing on replacements?

Yes — same financing options as larger jobs. 0% APR for qualified buyers, with terms up to 60 months.
